Plans for nearly 50 new homes in Merthyr Tydfil unveiled

Plans for nearly 50 new homes in part of Merthyr Tydfil have been revealed.

An application has been submitted by Merthyr Tydfil Housing Association for a residential development on land at Hillcrest Park, located off Haydn Terrace and Mitchell Crescent, just over a mile north of the town centre.

The application is for 47 affordable homes made of 19 one-bedroom, 24 two-bedroom and four three-bedroom affordable units in Hillcrest Park which is a parcel of open land measuring around one hectare with much of the site formerly being a quarry.

The mix of properties will include one-bedroom walk-up apartments, wheelchair accessible ground floor apartments and specially designed bungalow accommodation as well as a significant number of affordable two-bedroom and three-bedroom family homes.

At the top of the site parking is to the sides of the new homes and within the site itself parking is then arranged in parallel bays directly off the street or in a small courtyard.

The development provides two parking spaces for the eight detached homes to the west fronting Mitchell Crescent.

Parking for the rest of the site consisting of one and two bed terraced properties is provided as one per dwelling, with five visitors spaces.

The development also includes public open space and community infrastructure, sustainable drainage and associated works.

The design and access statement submitted with the application says: “The principle of the development is considered acceptable with the site being located within the settlement boundary, and in a sustainable location.

“Furthermore, the development proposes a scheme of 100% affordable housing, supporting key principles of both local and national policy.

“The development also assists in Planning Policy Wales’ aim to tackle the shortage of affordable homes and assisting in promoting sustainable residential developments to enable people to live independently and safely
in their own homes for longer through the provision of new homes that have been designed to WDQR (Welsh Development Quality Requirements), its affiliated standards and wheelchair accessible standards.”
